The high earner with too much in company stock
Engineer in New York · High-income W-2 · First STR
Big salary, a lot of his net worth tied up in company stock, and a tax bill that kept growing. He wanted to diversify into real estate with his first short-term rental, but wasn't sure the STR loophole applied to him or how to set it up without getting it wrong.
-
Entity structure. We compared a Wyoming LLC, which adds privacy but has to be registered again in every state where it owns property, against one simple LLC in his home state, and picked what fit his goals and budget.
-
STR loophole. We confirmed he qualified and showed him exactly what to track to keep qualifying.
-
Repairs vs. improvements. We separated repairs and maintenance from improvements so he wrote off what he could right away.
-
Bonus depreciation. We found every item that qualified for 100% bonus depreciation.
-
Bookkeeping. We set him up with a simple system he can actually keep up with.
WHAT’S NEXT
Property #2. We'll look at a grouping election so his rentals count as one activity, which makes the material participation hours easier to meet.

"Highly recommend anyone executing The Short Term Rental Loophole for the first time to contact The CPA Realtor... the tax savings were larger than I expected!"

The casual investor relying on a local CPA
Mag 7 employee in Washington · High-income W-2 · 3 rentals
Three rentals, including one short-term rental and a couple his family also used personally. His local CPA was filing everything, but nobody caught that the STR qualified for the loophole. That money was just sitting there.
-
Prior-year review. We went back through his returns, confirmed the STR qualified, and found what had been missed.
-
Cost segregation and Form 3115. We captured years of missed depreciation on one return, with no amended returns needed.
-
Personal vs. rental use. We split personal days from rental days on the properties his family used, so his deductions are correct and he can back them up.
WHAT’S NEXT
The refund is helping fund an ADU build. We're planning a house hack, living in one unit and renting the other, while keeping the Section 121 exclusion so gain on the home can be tax-free when he sells.

"After spending several years dealing with a CPA firm that could not get my returns done correctly I decided to give Nate Meeker my business... the experience was night and day."

The spouse who became a real estate professional
Mag 7 household in Texas · 10 rentals · Saved enough to stay home with the kids
Ten long-term rentals, one big W-2, and they were still doing their own taxes in TurboTax. One spouse wanted to step away from work to run the properties and be home with the kids. The question was whether the tax savings could make that possible.
-
Real estate professional status. We made sure one spouse qualified, then stress-tested it. We went through the time logs line by line and tightened them up so they're ready if they're ever examined.
-
Catch-up depreciation. We used Form 3115 to recover depreciation the portfolio had missed.
-
The right cost seg study. For each new purchase, we compared a cheaper DIY or software-based study against an engineered one and went with whichever gave them the better return.
-
Retirement planning. With a deduction that large, we planned Roth conversions and set up backdoor Roth contributions so their investments can grow tax-free.
WHAT’S NEXT
A 1031 exchange into a $3.9M multifamily property, then legacy planning. We're making sure properties are titled in their trust correctly and using a swap-till-you-drop approach, so their heirs get a step-up in basis and the deferred gain goes away.

"Nate saved me tens of thousands by discussing options, looking at my current real estate portfolio, and exploring strategies (REP status and Cost Seg) we implemented in order to help offset W2 wages."

Two doctors, two S corps, and no plan tying them together
Two physicians in California · Business owners + real estate
Two doctors, two S corps, and a local CPA who didn't work with short-term rentals. Their businesses and their real estate were handled as two separate things, so neither one was really being planned.
-
S corp pay. We set reasonable salaries and planned distributions for both corporations.
-
PTE elections. We made the state pass-through entity tax elections to get back the SALT deduction they'd been losing.
-
Hiring their kids. We showed them how to legitimately put their children on payroll and use that income to start Roth IRAs.
-
Augusta rule. We set up renting their home to the business for real company meetings. Tax-free to them, deductible to the business.
-
Real estate. We layered in the STR loophole, cost segregation, and partial asset dispositions.
WHAT’S NEXT
Their next rental in Hawaii, plus setting up Roth solo 401(k)s so more of their retirement grows tax-free and isn't hit by required minimum distributions later.
